What the numbers say

As of the second quarter of 2026, single detached homes in St. John's are sitting at just 2.7 months of inventory, down from 4.4 months a year ago. That's the lowest level ever recorded for a second quarter here. Multi-family properties are showing a similar story, down to 2.4 months from 3.6.

In plain English: there simply aren't enough homes on the market to meet buyer demand right now. Homes are also moving faster — the typical single detached home is selling in about 44 days, down from 52 days a year ago.

When inventory is this tight, it tends to favour sellers. Fewer competing listings, more motivated buyers, and less time sitting on the market. That doesn't mean every home sells itself — pricing, presentation, and timing still matter enormously — but the conditions right now are about as favourable as they've been in a while.

So does this mean you should sell?

Not necessarily, and I'd never tell you it does just because the market's in your favour. That's your call to make, and it depends on your own situation — where you'd move to, what your next step looks like, whether this is the right season of life for a change. What I can tell you is that if selling has been somewhere in the back of your mind, this is a genuinely good time to at least find out what your home is worth and what your options look like, without any pressure to act on it.

Homeowners who've been putting off selling because they were worried about finding a buyer are discovering that's not really the concern anymore — it's more about making sure the home is priced and presented well to take advantage of the demand that's already there.

Downsizers are finding this a good window to make a move, since a tighter market for smaller and mid-sized homes often means less time between listing and a solid offer.

And for anyone who's owned their home for a long time and hasn't kept close tabs on local values, the gap between what you think your home is worth and what it's actually worth right now can be bigger than expected — usually in your favour.
